1. Introduction

Welcome to Badam Homes for Vacation Homes Rental LLC (“Company”, “we”, “our”, or “us”). These Terms of Service (“Terms”) govern your use of our website, booking platform, and holiday home rental services in Dubai, United Arab Emirates.

By making a booking or using our services, you agree to these Terms.

2. Eligibility

By using our services, you confirm that:

  • You are at least 18 years old
  • You have the legal capacity to enter into a binding agreement
  • You will use the property in accordance with these Terms

3. Booking and Payment

3.1 Booking Confirmation

  • A booking is confirmed only after full or partial payment is received
  • You will receive a confirmation email with reservation details

3.2 Pricing

  • All prices are in AED unless stated otherwise
  • Prices may include or exclude tourism fees, VAT, cleaning and service charges

3.3 Payment Terms

  • We accept payments via approved payment methods
  • Full payment may be required before check-in

4. Security Deposit

  • A refundable security deposit may be required
  • The deposit may be used to cover damages, missing items, or policy violations
  • Refunds are processed after inspection of the property

5. Check-in and Check-out

Check-in: 3 PM (15:00) local time
Check-out: 12 PM (12:00) local time

Guests must provide valid identification (passport or Emirates ID) prior to or upon check-in, as required by Dubai regulations.

6. Guest Responsibilities

Guests agree to:

  • Respect the property and its contents
  • Follow building and community rules
  • Maintain reasonable noise levels
  • Not exceed the maximum occupancy
  • Not use the property for illegal activities

7. Prohibited Activities

The following are strictly prohibited:

  • Parties or events without prior approval
  • Smoking in non-smoking units
  • Pets (unless explicitly allowed)
  • Subleasing or re-letting the property
  • Any activity violating UAE laws

Violation may result in immediate termination of the stay without refund.

8. Cancellation and Refund Policy

Cancellation terms depend on the rate and booking conditions:

  • Free cancellation (if applicable) within a specified period
  • Partial or full charge for late cancellations
  • No refund for no-shows

9. Modifications

We reserve the right to:

  • Modify bookings due to operational needs
  • Provide alternative accommodation of similar standard if necessary

10. Liability Disclaimer

To the maximum extent permitted by law:

The Company is not liable for:

  • Loss of personal belongings
  • Injuries or accidents occurring during the stay
  • Service interruptions beyond our control

Guests are responsible for their own safety and belongings.

11. Damage and Loss

Guests are responsible for:

  • Any damage caused to the property
  • Missing or broken items
  • Additional cleaning if the unit is left in poor condition

Charges may be deducted from the security deposit or charged separately.

12. Compliance with Laws

Guests must comply with all applicable UAE laws and Dubai regulations, including those set by the Department of Economy and Tourism (DET).

13. Privacy

Your use of our services is also governed by our Privacy Policy.

14. Force Majeure

We are not liable for failure to perform obligations due to events beyond our control, including but not limited to:

  • Natural disasters
  • Government restrictions
  • Pandemics
  • Utility outages

15. Termination

We reserve the right to terminate your booking without refund if you breach these Terms.

16. Governing Law

These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai.
